• Pets are not permitted on the property. • Smoking and vaping are strictly prohibited inside the apartment and on premises. • Events and parties, including gatherings beyond registered guests, are not allowed. • Infants (under 2 years old) and children are warmly welcomed. • Quiet hours are observed from 22:00 (10:00 PM) to 06:00 (6:00 AM). Please keep noise to a minimum during these hours out of respect for neighbors and the building community. • We encourage all guests to maintain the cleanliness of the apartment throughout their stay. Cleaning supplies are provided for your convenience. • Prior to departure, kindly dispose of all garbage in the designated areas within the building. • Please keep all furniture in its original place and avoid moving items to ensure comfort and safety for all guests. • Before leaving, check that all property items and belongings provided are accounted for. • If excessive cleaning is required after your stay, or in cases of damage or missing items, applicable charges will be assessed as follows: - Excessive cleaning: THB 500 - 1,000 - Lost items: Replacement cost plus a 15% handling fee - Damages: Full cost of repair or replacement plus a 15% handling fee - Left items: Can be returned to you for the price of postage plus a 15% handling fee • We ask that you treat the apartment with the same care and respect you would your own home. • Please be considerate of your fellow residents at all times and limit noise, especially during quiet hours. • Before checkout, a departure checklist will be provided to help ensure the apartment is left in an orderly state. [Building Registration] The building registers every guest. Before check-in we need a passport copy for each adult and an email address. At check-in each adult does a face scan for building access. [Semi-Open Bathroom] The soaking tub sits in the bedroom behind a glass partition, and the bathroom has a glass wall onto the bedroom. Best for guests who share the bedroom. [Windows] Floor-to-ceiling fixed glass with a narrow opening panel. There is no private balcony. [Linen and Towels] One set of linen and towels per booking, provided at check-in. For a fresh set, book a mid-stay cleaning (paid add-on, includes a linen change) or use the washer. [Utilities on Monthly Stays] Monthly stays include a utility allowance of 2,000 THB per month. Usage above the allowance is billed. [Deposit] As a professional host, we take the deposit as a hold on your credit card, not a cash payment. The hold is released after check-out. [TM30] TM30 immigration registration is available. We need your passport and visa documents to file it. [Residential Building] This is a residential condo, not a hotel. Food deliveries stop at the lobby and you collect them there. Reception does not accept parcels on your behalf. [Shared Facilities] The pools, gyms, sauna and spa room are run by the building and can close for maintenance, which is outside our control.
